I am not the landlord, but I am the main lessee.
(Sorry for title, but my question is more from landlord perspective)
I thought I could hopefully asking this question here, because you all might have good answers.
(sorry if I am stepping out of line)
We are considering a new roommate (sublet). She's young-ish, early 20s.
We met her and her mother today. Her mom mentioned she will co-sign if needed.
I wasn't really thinking about it, because the rental management office(they manage the property for a private owner) does credit and rental history check anyways.
But this got me thinking, so I asked them to send me credit reports for both Mom and tenant. But they only sent me the scores (cropped screenshot of report), Mom's is 700is, but tenant is at 599.

Now I don't think the office will really care, because since I have been with them 3 years, and they don't have much to loose, because they know I'll pay the rent and fix any damages anyways.

My question really is, what things I need to be aware of that is specifically unique to a co-signer situation.
(for example, I can think of, that even though co-signer can be held responsible for financial stuff, but can't be responsible for things like partying etc?).

PS: I also want to run a background check (including criminal history, since I'll be staying in the same property), what's a reliable/legitimate service I can use?

Question about the Capital One Venture X rental car insurance coverage. I know it’s one of the better coverage from credit cards, but my wife owns the card.
We are booking a longer trip to Europe and most of does rental companies are devils when it comes to insurance and damages. So, want to make sure I’m covered.
Does anyone know if I can book rentals in my name (as the primary renter and driver), but use her credit and still receive all the insurance benefits?

It would be great to have a good release of these songs from a remastered demo they probably recorded. The sound quality on this bootleg is pretty bad. Some good tunes. Screen just acts frozen no matter what screen, Maps, Music, Home screen, etc. It works fine 100% of the time wirelessly but not via USB in the same car, or via USB on various rental cars now ... Once in awhile it seems to work for a couple taps but then not at all unless I re-unlock the phone.

Our budget is probably average I’d say. Definitely not $25K like a previous post but also not so cheap where we are living out of a rental car. Here’s what we have so far:
10/6: arrive in Milan
10/7: train to Sorrento
10/7-10/11: stay in Sorrento. Activities include one full day of Pompeii tour, one full day of Naples, one full day of Blue Grotto, and one full day of just relaxing
10/12: train to Rome
10/12-10/14: stay in Rome. Activities include one full day of Coliseum, one full day of Vatican, and one day of relaxing.
10/15: train to Florence
10/15-10/17: Florence activities TBD. Would love some recs!
10/18: train to Venice
10/18-10/19: Venice activities TBD. Would love some recs!
10/20: train to Milan, fly out next day.

2023.06.03 04:59 throwaway042684 VA-got summoned to court as a witness, cops never told me. Do I have to go?

Our neighbors are drug addicts, alway fighting, cops always being called, etc. A few months ago the boyfriend broke the sliding glass door open to look for the gf in the apartment but she wasn't home. The maintenance guys come to inspect the damage, I told them I saw what happened. A few minutes later, the rental office called, they said the police were there and wanted to ask me questions. I didn't actually see the bf break the window, but I heard the glass break and looked out the window just in time to see him walk into the apartment for a few minutes then leave, which is exactly what I told the police. They asked for my ID and took down my info and left, but never told me I might be subpoenaed to be a witness. Do I have to go to court? Do the cops have to tell me I could be summoned to court? Am I able to send in a notarized statement? This guy is a nutcase and I don't doubt he'll try something stupid when he gets out, so I'm a little worried.

Hi guys, so I’m a 22 year old woman and I just graduated with a bachelors in biology. Due to personal issues, I had to change my career goals. I now want to become a nurse. I’ve considered ABSNs but they are very expensive and I can’t afford to stop working.
Also, I’m highly considering an ADN due to flexibility, however, I have heard that ADN’s can’t get jobs. I do intend on going back to school to do my BSN while working and I would love if a hospital could pay for it. I’m just scared that I wont get hired anywhere. I live in NYC/NY.
I wouldn’t mind doing a regular BSN, but I just wanted to work smarter not harder. It would nice to get a BSN while still getting experience working as an RN.
What do you guys think?
TLDR - I have bachelors in biology but am wondering if I should get ADN or ABSN.

I wanna be an artist so fucking bad. Growing up, that's what I was going to be. I was going to go to Pratt University, live in NY, and become an artist, creating beautiful things. I never had any support, tho. I distinctly remember my mom telling me my paintings and drawings were ugly, didn't look like what they were supposed to look like and was constantly discouraging me from seeking a career in art. My stepfather was not quite so destructive, but definitely thought it was worthless to pursue anything other than traditional jobs. I kept trying and trying, but as I got older and had to actually get a job and start making money, I've slowly, but surely lost a lot of my former connection with creation. I don't draw, paint, sew, anything anywhere near as often as I used to. I grew up, went to college for something in healthcare and that's where I have been for the last 3+ years. In all this time, I told myself, "I'll get back to it. I'll make it a nice little thing I do on the side, something to look forward to." and will try to pick up previous hobbies, as well as new ones, only to let em go after a little bit.
Lately, I've been thinking a lot more about what I want from life. Where I want to go next. If healthcare is even something I want to stay in forever and man it is not. I really find myself YEARNING to go for it. Really start making it a point to hone my skill and make something out of whatever skill I have. But this all comes along with so much doubt and so much anxiety. Like. I want to make things no one has ever seen before, you know? But it seems like everything that could be created, already exists, if that makes sense? Like, it's nearly impossible to create anything original, you know? I just feel like I lack the capacity to come up with anything new, anything new to set me a part from others. I feel like a fraud, uninspired, boring, unskilled. Idk. I don't know if I'm verbalized that very well, I'm sorry. I just feel like it's not possible for ME to be an artist. That it's a waste of time and that nothing will ever come of it, cuz someone will always be better than me. So, why try?
Also, I am depressed and anxious all the time and it makes me TIRED. Bone deep exhausted. All I do is work, come home and take care of little things around the house (if I have the energy) and then get right into bed. Rinse and repeat, day after day. I want to break the cycle so bad, but I don't know how. When I think about doing anything, anything at all, I get struck with paralyzing anxiety. Then I shut down the thoughts and go right into numbing my mind with doom scrolling dumb shit.
Idk. I don't know what to do. I don't want to be this person. Work, sleep, over eat; work, sleep, over eat; over and over until I die at 40 (if I'm lucky). I want to break the cycle so desperately. I don't know how, I don't even know where to begin. I don't know how to contend with the anxiety that stops me in my tracks every damn time.
Anyway. I needed to get this out in the void. I just needed a space to try to put into words the feelings that have been scratching around in my head. Sorry, it's so long. I didn't think I'd write out so much.

Hi! Looking for some help. I live in Las Vegas NV. I’ve lived in the same apartment for 5 years. When we moved on there was an extra charge on our monthly payment for “technology package”. What this entailed was internet and cable tv was added to our lease monthly as provided by the apartment complex. I didn’t have a choice as this was a “mandatory” part of their lease and if we wanted to live here, we had to sign it. No big deal we talked about it and signed it no problem. About a year ago they cancelled that contract and had us sign a lease addendum saying they were now only providing internet and had to install hardware in our unit so we could use it. We were told wether we used it or not we would be charged for it and they were installing the hardware no matter what. Not to rock the boat we signed as we didn’t feel the fight was worth hassle of declining to sign.
In the last month the apartment has told us they were making upgrades to our unit. They are installing a keypad lock system that can be network opened, a sensor in our washing machine closet, a sensor on the kitchen sink and a new smart thermostat. The idea of these features are nice but the deeper I get into the fine details the more I feel like I shouldn’t sign the addendum to approve to be a part of the program. The deadbolt they are using is easily hacked and I feel uneasy about giving the access to my apartment to the leasing office. As I read the terms from the company that is providing the service to me and the apartment complex, it says they do not sell my data but are collecting a record of everything I do. Webpages visited, browsing history, time spent on each site, etc. It makes me feel uneasy as I’m being told (by leasing office of apartments) they are not collecting that data but it says in their terms that are linked to the addendum paperwork that they are. If they are not using these data points to enhance my experience using their app and they’re not selling my data, why are they collecting this data? Why would I willingly give them access to my information?
I stopped by the office today as they came by when I was not home because they wanted me to sign the addendum. I told them that I was not planning on signing as I had concerns. When I brought up my concerns I was told it was mandatory and I don’t have a choice. I will be forced to sign or I will be locked out of my apartment. If it is mandatory and legal for them to do this why am I signing a addendum to my current lease? If I didn’t have a choice why are they giving me one?
On a side note, my wife signed the addendum when it came through about a month ago without realizing what it was. Am I SOL because she already signed it? We’re both on the lease and I’m not sure what to do. Any help is appreciated.
Edit: I should ask my questions. it legal for them to force us to sign?
I feel like I should have the freedom to choose but also understand this is their property. That being said I have a problem with anyone telling me what I’m doing especially after raising what I consider to be valid concerns.
  1. What options would I have if I don’t sign?
I’ve been told they’re installing the hardware either way but how would I know if they’re using the hardware on my network? (Network internet is all handled by a company in another state. I have no control of anything on our network. We cannot change settings, reboot when we have issues, we must open a service ticket which usually takes anywhere from an hour to a few days to fix). I feel like once installed they could still be using our network to monitor things in my apartment even though I didn’t consent.
  1. I’m worried about what happens when I move. I wouldn’t want them to be a negative reference when we move. Not sure we can buy and if they are the most current reference I’m afraid any pushback on my part now will directly effect what they tell someone when I try to get my next apartment/rental.

I havent bought an ATV in years but I am currently looking at picking up a new ATV to go with my Honda SXS.
I am just browsing around on the net and most places just list the MSRP price and want info such as phone number and all that for a "Our Price - Price Quote". My question is, should I expect to pay the MSRP price for a new ATV or will their quoted price be lower?
I really liked the Foreman Rubicon 4x4 - my question there is - is the Deluxe w/ the DCT worth the extra roughly $1000?
Now with that being said... Can the RUBICON graphics be pulled off the side of the ATV? Not big on the big graphic down the side.
Like I said, im new to the ATV market - last ATV I had was in about 1998. I currently have a Pioneer 1000 but want to add an ATV to the mix.

Hi guys, so I’m a 22 year old woman and I just graduated with a bachelors in biology. Due to personal issues, I had to change my career goals. I now want to become a nurse. I’ve considered ABSNs but they are very expensive and I can’t afford to stop working.
Also, I’m highly considering an ADN due to flexibility, however, I have heard that ADN’s can’t get jobs. I do intend on going back to school to do my BSN while working and I would love if a hospital could pay for it. I’m just scared that I wont get hired anywhere. I live in NYC/NY.
I wouldn’t mind doing a regular BSN, but I just wanted to work smarter not harder. It would nice to get a BSN while still getting experience working as an RN.
What do you guys think?
TLDR - I have bachelors in biology but am wondering if I should get ADN or ABSN.

I'm very curious about Scarecrow's extremely rare titles which require deposits of over $1,000.
This article says they can be rented only in person.


Titles labeled RENTAL BY APRROVAL are either extremely rare or very out-of-print and require a cash or credit deposit to be rented. You'll find the deposit amount either on the spine or on the back of the video. The typical deposit is about $200 - we do have just a few films that require deposits that are over $1000. By requiring deposits on these titles, we're able to keep them in our inventory and available for customers (as opposed to finding them for sale on eBay). The deposit amount reflects how timely and costly it would be for us to replace that title if it was damaged or stolen. Please feel comfortable renting these titles - we so very, very RARELY have to claim deposits and are well aware of normal rental 'wear and tear'. Don't panic if something happens to your RBA rental. Just bring it in and let us know the situation. A note to collectors: We do not sell titles from our rental inventory, so please don't offer.


You have two deposit options:
  1. Credit - We run an authorization on your credit or debit card for the deposit amount. An authorization is a quick check with your bank or credit card company to see if your card has the amount balance available. Your card is never charged and the authorization will not show up on your bank or credit card statement. Banks do freeze the deposit amount while processing, so you will not have access to those funds/credit during that time (this is especially important for debit card users). The authorization is automatically removed from your card in about seven business days by your bank / credit company (some companies may take less or more time), regardless of when you return the rental. Don't worry, if you're a day late, we aren't going to charge you for the deposit.
  2. Cash - You can leave us cold hard cash in the amount of the deposit of the RBA'd title. We'll give you a receipt for the deposit. When you return it, make sure to bring your receipt with you. Bring the rental(s), the receipt and a picture ID up to the counter and we'll return your money. We will not return cash deposits without a picture ID and the receipt from the rental.
