Hi - posting this again as I've had no response for over 9 days.
Hi, I moved into a rental property based in a residential close in England a month or so ago, and since then I've had nothing but issues. A bit of background, this property was recently split into two addresses with some extensions made. The landlord essentially built another house/flat next to theirs to rent out. As far as I'm aware, I'm the first tenant to move in here. Anyway the first 'dispute' was to do with parking on the residential close. I was told I would have a parking space by the landlord and lettings agents, but, when I started using one - I was contacted by a property management company telling me I have no legal right to park there citing leasehold laws. After some back and forth and our landlord telling me to 'ignore' them - I thought it best to comply, due to the threat of legal action from the PMC, and now have to settle on parking a few streets away from the property I am renting. Today, I have just received an email from the same PMC saying my dog has been attracting nusiance complaints. They then told me to forward them the 'license' that allows me to keep a pet at the property. I have no license that says I can keep a pet here - just a tenancy agreement with a landlord that permits it. I had no idea I needed a license. Similar to the parking dispute, they are citing leasehold laws. All of this is making me very stressed and anxious, and in all honesty I'd rather just move out now. It seems as if I've been somewhat deceived by the landlord about the legalities and the rights of my tenancy - is this correct, and if so, is this grounds to void the contract early? Hi everyone, I'm located in Quebec and recently just got an offer accepted to purchase a condo. The condo is currently rented to a tenant until June 2024. However, there is a clause in the lease that the tenant must vacate the property with 3 months notice.
Here is the issue. In order to get the final financing approval letter, my bank is asking for a written and signed confirmation from the tenant stating that he will be vacating the property by X date. The tenant does not seem like he is cooperating. We've extended the time to get the financing in order twice now because of this issue. The sellers were not able to get the tenant to cooperate either. They've sent him a registered mail to legally inform him that he has to move as per the stipulation in the lease, according to the sellers.
I feel uneasy being in this situation. The sellers are two individuals who bought the unit as an investment, seems to be little care from them. I feel like they could easily ditch us should another investor comes along with the intent of purchasing a rental property. The tenant apparently is looking to buy a property of his own which probably explains why he is not willing to cooperate. MY lease at my current apartment is expiring June 30th and we have no desire to stay there any longer due to the property managers being absolutely terrible. We are so lucky to move in with our in-laws for a month due to this whole hiccup. Initially we thought we could move in July 1st but due to this whole situation its seems like August because thats when the sellers informed their tenant but I just feel like the tenant is gonna cause more problems.
Not looking for legal advice but any feedback or consideration would be greatly appreciated. Am In the right under the eyes of the TAL to get the tenant to move 3 months following the date he was legally informed by the current owners, because this will become by new primary residence? What can i currently do to save myself from a disaster? We really don't want to overstay at my in-laws while figuring this whole ordeal out. Thank you so much for your responses in advance.

So I currently have a 130slt that I bought for visual but ended up getting into astrophotography with the alt-az mount but I was looking to get an eq mount and since I'm on a budget, I decided on the az-gti and getting a lens or small refractor. I was thinking of buying the mount first and trying to use it with my current telescope and buying the other optics later, but I was wondering if it'd be too much for the mount?
I'm looking at 1.6 arcsecs/pixel with my dslr (t6i) and the ota weighs something like 4kg.

So, I live in west University Heights. Was walking down my block today counting the empty homes, and 8 houses on my block are second homes that sit empty most of the year. There’s the one guy from Austin that comes here for about a month each year (calls this his beach house lol). There’s the house where people moved away during covid and it’s just been empty for close to 3 years. The house that was supposed to be remodeled for 3 months, going on 15 months since anyone has been here. The house that someone got as a winter home for their elderly parents who haven’t come out since covid, and the guest house in back that stopped being a rental etc etc.
Just another observation re: housing crisis.

I just don’t understand how In this day and age where everyone knows everything, we still allow CEO’s, celebrities, politicians etc to demonize the average person just trying to get by while these people fly private planes, drive gas hog cars, excessively waste food, energy, water etc. The elite always seem to call for open borders and for energy conservation but keep their massive gates closed to the public and water their lawns when they live in areas where others have to monitor their shower time to save water (looking at you CA and AZ)
Why have more people not started to demonize the elite for their blatant hypocrisy?

The DV shelter I am at keep asking me to move and I’m afraid of experiencing homeless again. They said there’s a rapid rehousing program I can apply and I looked that up afterwards, basically, you get help for rental assistance for a year and then pay landlord market rent which honestly I just cannot afford. I need something longer term with rent assistance until I can save and buy a small place of my own. The shelter I’m staying says I can live in another state that is cheaper and that doesn’t sit well with me. I need some support, from MA. How have you sorted out your housing situation? Thank you!

Question: are gfci plugs safer even beyond bathrooms etc?
The place I’m renting was previously wired like crazy and even has a dry basement formerly used as a grow room. There’s about 40 plugs in that room alone and some big ass wire to its own braker box. The plugs on the ceiling are 220’s for example. The home is 1500 square feet and about every wall has at LEAST 1 plug. In my living room alone there’s 10 plugs. 3 walls and 1 pony wall. It’s crazy.
I have some plugs in the bathrooms that aren’t gfci I’ll be replacing but I noticed one plug in the garage has been burnt up and another plug in our room sometimes sparks when I plug something into it. Figured that needs to be replaced.
I plan on replacing those but should I just do all of them GFCI? I don’t know the reason why any plug wouldn’t be GFCI? I know where it’s required but with the shit storm mess of plugs in this place wouldn’t it be safer?
I’ll be in my lease for another year unless we find a place to buy. The rental market near me is super hot and rarely has anything available. Sure, I can call my landlord but she would not send out an electrician. She’d send out her handy man which does shittier work than I can do. I literally had to redo his faucet install in our kitchen. I’m partly thinking of paying for an electrician to inspect but I’ve been giving quotes over $500 and I’m not sure if I’m just going overkill and wasting money.

We live in a rental house that has some old windows. The windows don't have any really obvious seal breaks, but we've noticed that wasps and flies are able to crawl their way in the windows. If we're not able to get new windows (because I really doubt our landlord will pay for new windows) does anyone have any suggestions on to keep them from coming through the windows? I thought about just caulking the outside perimeter of each window since we don't ever open them, and then just removing the caulk when we move out.

2023.05.28 20:17 Ok-Molasses-495 I could really use some help with a tenant law issue.
I live in Utah. My lease is up this month. My landlord told me they’re choosing not to renew my lease on the 26th at around 10 pm and that I need to be out by May 30th.
I just realized that there are 31 days in may so maybe I can clarify with them and see if that’s what they meant.
Compounding this issue is that it’s Memorial Day weekend. Every place I called on the 27th was closed. I’m hoping they aren’t closed Monday too, but if they are, that leaves me one business day to find a place, sign a lease, and move all of my belongings. I also can’t call the court’s legal helpline.
I pointed out the fact that it’s a holiday weekend and said every place I’d called Saturday didn’t answer. I asked if I could have until the end of the week instead because of that and they said no.
The other issue is that my next check won’t be in until the 1st or 2nd.
I’m in such a tight spot and i have no idea what to do.
I work for myself and was going to be working all weekend. Now I have to put that aside to try to move which also means the money coming in from that work will be delayed. And my kids are out of school this week.
I know none of the above changes the valid reason they aren’t renewing. It’s much more that I genuinely am not sure I can make it happen.
I tried to find legal resources. Everything i can find seems to be for a no-cause non-renewal so I don’t know what the laws are for a for non-renewal with cause that isn’t an eviction.
I just really could have used literally any notice.
I’ve had a rough year financially. I was in a women’s shelter one year ago before I moved in due to an abusive relationship. He was severely financially and psychologically abusive. I’ve spent the last year trying to stabilize everything.
Since then, I’ve had to deal with nearly constant legal battles. It’s bad enough that a lawyer I spoke to said I can take legal action as what my ex is doing is considered harassment. And he continually does things like make me wait an hour to get the kids when I arrive to pick them up. He does similar things that have made it necessary to call the police several times to enforce our legal agreement. He’s refused to pay all of his portion of daycare costs. There’s a lot more, but That all adds up tremendously. He’s attempted to make me miss work repeatedly. Essentially, I left and he’s still abusive
And I cant afford a lawyer so I’m having to file everything myself which also takes a lot of time.
I know that doesn’t change that my rental payment history has been spotty. Maybe I just needed to vent. Haha
Is there anything that can buy me even a few days?
This is what the lease says: TERM This Agreement shall begin on the Lease Start Date and shall continue through the Lease End Date. This Agreement will then automatically renew on a month-to-month basis and any applicable Month-to-Month Fee shall be due along with monthly rent. Either party may terminate this Agreement by providing written notice at least 30 days prior to the termination date. For any month-to-month period of this Agreement, such monthly period shall begin on the I of each month and continues until the last day of each month. Except for a breach or other circumstance allowed under this Agreement or Utah law, this Agreement may only terminate on the last day of a month. Rent is paid on a MONTHLY basis. No rent will be prorated or refunded. If Tenant gives less than a 30 day written notice or if Tenant gives notice that Tenant will be leaving on any day other than the last day of the month, rent for the entire month is due. 3.1 Early Vacate. If Tenant does not fully perform the entire term required by this Agreement, Tenant agrees to pay Landlord the greater of: (1) an early termination fee in the amount of 3 months of rent; or (2) the actual lost rents through the remaining term of this Agreement as well as costs and damages incurred by Landlord (which may include, but shall not be limited to, property management fees, attorney fees, collection agency fees, re-renting costs such as advertising, background checks and/or any other costs related to re-renting the Property).

I'm reaching out for some advice regarding an ongoing issue with my top-up meter. Here's what's been happening:
The meter in my apartment (England, London area) is malfunctioning, only deducting the daily standing rate instead of accurately reflecting my actual electricity usage. I reported the problem to my energy supplier and requested a replacement meter. However, there's a complication: the main switch that needs to be turned off for the meter replacement is located in the store downstairs, which is owned by my landlord and is part of a larger franchise.
Despite my best efforts, both myself and my rental agency have been unsuccessful in obtaining permission from the franchise headquarters to access the store and switch off the main switch. This issue has persisted since December, leaving me without a functioning meter and causing me to not be properly billed for my electricity usage.
My primary concern is how this situation may affect me in the long run, especially when it comes time to provide my meter reading. If the issue remains unresolved until the end of the year, it becomes challenging for me to accurately report and pay for the electricity I've used. I want to ensure that I'm being responsible and paying for my usage, but the faulty meter makes it difficult to determine the precise amount.

A good friend of mine (39M) has now had to move out of a home he bought — and is now thinking of moving out of a second - because of a constant and mysterious upper bronchial irritation. He has tried to rule out a number of factors but he is at his wit's end and unsure how to proceed.
Roughly a year ago (Aug'22), my friend moved into a New Jersey house built in the late 1800s. There he began having these respiratory issues, describing them as a slight burning or general irritation an inch lower than his collar bone, mild enough that it generally does not induce coughing but very persistent.
Initially he assumed it must be mold and spent a good deal of money on mold abatement in the home. After moving back in, he ran industrial air purifiers in every room 24 hours a day. Unfortunately, his issues persisted and it caused him to be miserable. Neither his wife nor his son have experienced similar issues since the mold abatement procedures, which took weeks.
A month or two ago he and his wife made the hard decision to sell the house they had purchased. Suffering with these issues there for a year, they were unable to identify what in the home could be causing them. They moved into a brand-new construction building rental apartment, and brought with them the same industrial air purifiers. Unfortunately, now he is experiencing the same respiratory issues in the new apartment. It's driving him insane.
This issue does not persist when he stays in hotels for work. It's also not something he's experienced previously in his life, although he is now in his late 30s.
The only medication he takes is Zyrtec, daily, during the allergy season (so for the past 2 months). He's taken it for many years like this because he has a history of allergies from pollen, animal dander and the like. Sometimes it's quite oppressive: he literally can't visit my house because we have two cats and within minutes he's all puffy and sneezy (no matter how much we try to clean the house and run air purifiers). No other medications, vitamins or substances.
If it's relevant, he did contract COVID twice in the past few years: once in Jan'22 and again in Feb'23. He first started experiencing the symptoms described in this post in Oct or Nov'22, and bought the house in Aug'22.
In his own research he has read that building materials can cause formaldehyde off-gassing, and .1 ppm can induce asthma symptoms in some people. His current theory is that something along these lines may be a factor. However, it would be nice to confirm this and we're unsure how to do so. And even if we do confirm it, what can he do?
As a bonus question, if anyone is aware of a specialist in this sort of thing within the New York or New Jersey areas, a recommendation would be appreciated.

I am traveling from out of town in a couple months and plan on renting a bike at Stewart Park, but didn’t know if it was safe to bike ride to Buttermilk Falls. If there is a different bike rental company you would recommend, I would also greatly appreciate the suggestion.

I have a friend who had an offer accepted on a home in Arizona. $11,000 dollars of repairs were agreed upon in the contract before closing. In the time before closing, it became obvious that the repairs would not be completed on time and the buyer asked for the closing date to be extended until after the repairs were finished. The buyers agent did not make the request and did not notify buyer that they didn't so. During a last walk through before closing, the buyer sees that most of the repairs have not been completed and decides she wants to back out. This after she has wired money to the title company. She was definitely ready to go through with the deal prior to discovering none of the repairs had been completed. Now the sellers hired lawyer is asking the buyer to give up all of the earnest money and to pay for 50% of the repairs. The buyers real estate agent has done nothing on her behalf. The repairs have now been completed but the buyer just wants out of the entire situation.
What would you all do in this situation? Who is in the right? Who is in the wrong? The buyer cannot afford a lawyer for mediation and/or subsequent negotiations/trial etc. The sellers's lawyer is very aggressive, condescending and given her one week to accept the demands. Are there any public resources the buyers should know about for scenarios like this.
