When my husband gets angry, he locks me out of our house for hours. I've called the police before and they just told me they'd be out later and to call a locksmith. They never showed up, so I was outside for 6 hours. They told me I wasn't allowed to break the windows to get in my home.
Locksmiths are expensive and I don't have money. Am I really not allowed to break the windows or doors? Will I go to jail if I do that? My husband said he will press DV charges if I do that and we'll lose our son to CPS if I start breaking property. Is that true too?
We are in riverside county CA if that matters

Anyone know what is being built opposite the Linda Herrington Elementary School on County Road 117? Lots of little black "houses" but none of the workers know who owns the property or what the "houses" are for.
Are they actual houses for sale or rent and if so, won't it put an incredible strain on the surrounding areas?
Not to mention the new in/out access point to Avery Center which is literally placed on a blind curve just passed there!

A few years ago, I bought a house in Maryland. We get to the closing and it was brought to my attention the survey showed the fence around our backyard goes well past our property line. I was so excited at closing that I stupidly said not to worry about it. Behind our house is a wooded area, owned by our county, with a small piece of HOA common area between my yard and the woods. The fence encroaches on this HOA common area. So here’s the thing, in my area you need a fence permit and an HOA approval for the fence, both of which were obtained by the previous owners in 2015 when the fence was installed. We currently maintain the entire area, we have fully gardened it, etc. If some day, someone on the HOA were to find out, do I have any legal grounds to keep my fence where it is or would I have to comply by moving the fence and ripping out the garden? Currently, my neighbors, not on the HOA, know about this and don’t care.

What results might this auction scenario yield?
I came across a home in foreclosure. It's at county courthouse (online). The judgement is for $0. It involves this pair headed foin the midst of a divorce. The proceeds are to be split.
I'm used to seeing an HOA or County or Bank as the plaintiff. I'm not sure what I could expect when it's a sour vibes type situation. Of course I'm assuming but after looking through the title and sale history, it looks like one of them is REALLY REALLY trying to stick it to the other.
It looks like one spouse had this home for a MINUTE. Like many years before they married. The home wasn't listed for sale until a week before the first auction was scheduled-which is the date listed in the judgement. Bing bang boom--its back up on the block for next month. The realtor website has it listed as contingent. The state it's in isn't a community property one.
So those are the details. Feel free to ask for specifics (not names and what not tho). I'm just trying to imagine how this could unfold. And how one should/could approach bidding. Even if not bidding I'm just curious to see the results!! Feels like a soap opera!

The boat building operation on Broad Creek stayed in the family for the next five generations with the first born male of each carrying the name Thurmer Hoggard. It was Thurmer Hoggard the Fifth that is credited with saving Virginia Beach's Old Donation Church. The church had suffered a devastating fire and was in danger of being abandoned to Princess Anne County but Mr Hoggard continued to hold services in the ruins until funding could be found for rebuilding. The Church, dating back to 1735, began restoration in 1911. In the early 1900s, the baptism font from Virginia Beach's first church was found in the Lynnhaven River being used as an anchor. The font, dating from the mid 1600s, was restored, and is now in Old Donation Church. Today Poplar Hall is a private residence and still sits on Broad Creek in the Military Circle area. It is now almost completely obscured by trees and bushes. The surrounding farmland was developed into housing in the early 1960s and the entire neighborhood became known as Poplar Hall. Hi, I am really just looking for direction and/or advice regarding my current situation. Over the last 1.5-2 years, my front yard and driveway has been flooding, with increasing severity. It is to the point that any bit of rain causes a literal stream (east to west) across my driveway. There is notable progression of the flooding and it is slowly moving towards my residence. General layout of my property to assist with understanding. My house is on a state owned road that travels east to west. My house is situated 90 feet from the road facing north. My driveway is in the northeast corner of the property. The flooding initially began as puddling in my driveway and soft spots in the yard proximal to the NE corner. Since then, it has progressed to 25'x56' area that is affected. It was suspected that a water main had leaked or possibly ruptured due to my neighbor's property also flooding across the northern portions of his yard. As we live within town limits, the town was contacted, as well as the county. The county stated that there was no main rupture due to consistent water pressure before and after our properties, and we were advised that the water was coming from our side. My neighbor had an independent company come out and investigate and they could not find a source of water from his property, nor is it any leak from his septic system (I am on county sewer and the line is west of the flooding). The county contacted the state as my property is on a state road and looked at this as a possible stormwater issue. After numerous complaints to the town, the water was finally tested and revealed no chlorine, indicating it was for sure not from the water main. The water that is flooding the properties, has a nearly oil-like film, as well as some other sort of sediment. As this was causing moving water across my driveway, this caused sinking and HUGE potholes to form. I grew more and more impatient and eventually spread about 700 lbs of gravel to fill the potholes (this was about a year ago). As of today, you can't even tell that I have ever filled the holes. We have contacted countless persons in the local and county government regarding this and we have seen no results. It is progressing to the point that the potholes and unevenness of the driveway have caused damage on my vehicles, resulting in damage to the suspension and paint. The end of the driveway is always muddy and wet, leading to increased mosquitoes and other insects. I am not sure what else is in the water, but there is also a less than pleasant smell coming from the water.
There are a few factors that add to my difficulty of fixing this problem. 1. There is a "private road" separating my neighbors property and mine. The property is approximately 100' long and 40' wide. This was historically used as and old access point for a water drafting point for the fire department. It is owned by the town that I live in, but I have a legal easement to this as it is my only access point to my property. This is referred to as my driveway. 2. The town has not performed ANY sort of maintenance on the property since I have owned my home, a little over 3 years. From my understanding, there has also been no maintenance done for the previous owner either. I have maintained this since I moved in, including cutting the grass, trimming the trees, and leveling the gravel in the driveway.
I am really looking for some advice and direction on how to handle this. I can not really afford an attorney, but if that is my best/only option, I will make it work. Thank you so much in advance for your help. More details are available if you need them.
TLDR: property started flooding, no help from town or county. Making everything gross.

I unfortunately live on a waterside property and usually there is a thin line between the water vs the homeowner's grass making it public property. However, mine isn't public property; because the county does not come by and do maintenance. It is on my family to take care of the property.
These teenagers started keep coming into my yard to fish. I have two dogs and they go absolutely crazy whenever they come. I warned them about my dogs, and they basically told me to fuck off. They still come despite aggravating my dogs. I do not have a fence like everyone else on my street. My backyard is where my dogs like to run, play and do their business. One day I was outside watching them and the people randomly come walking in. The group was within arm's reach of me. My dogs went ballistic and chased them off my property, barking. They are lucky they did not get bit.
I fish too but it's just common sense not to fish at a house with dogs unless you have permission. A dog doesn't know the difference. Nor does the homeowner know when people randomly decide to come over and fish. If they bite them, my dogs have pretty much no rights. And it's extremely upsetting.
It's kinda funny because it's the same and only group doing this every time. And they live across the waterway from me. They have dogs too and no fence either. But they don't have to deal with the problem I'm facing because they literally are the problem.
I'm writing this because they just came by today AGAIN. Thankfully I'm moving soon. I just would like an outsider's perspective of who is in the wrong here. My family has lived here for years with no issues up until now. I worry about the safety of my animals. If I didn't have animals, I wouldn't care if they fish in my yard or not. They are the sweetest but do not like what they perceive to be trespassing strangers. And it's doubly funny because one of the threatened to call the police on me, when I'm calmly and politely explaining why what they're doing is a problem.

2023.06.06 22:15 gregde81 Property with 2 homes, 1 a primary home and the second an short term rental, how do I account mortgage in Taxes?
I purchased this property a few years back that was 10 acres with a small farm home ~1400 sq/ft. We lived there for 3 years and then built a new home on a different part of the property which has its own driveway. When we purchased the property we went to the county office and combined the 9 acres + the 1 acre with the house.
Now that we are moved in, we plan to short term rental the other home, but currently it + the new build and property are all in a single mortgage. The rental house was included in the appraisal. My main question is do I allocate a % of the mortgage to offset my income from the rental property or how is that done.
As a follow up question, if I were to try and break this house out as a separate entry and possibly move it to a LLC, I would assume that I have to quit claim deed it to an LLC and would likely require a refinance of the original mortgage. That said I should have a enough equity in the property + new home to cover the existing loan amount. Ideally I would want to divide the debt so that I can lessen the payment on my primary home and then leverage mortgage for higher Cash on Cash return for my rental.

Sorry for the long post and format, I'm on mobile and wanna make sure I get every detail
So my parents have two cats(indoor and fixed but one of them will go outside from time to time but doesn't leave our front or back yard) there is a colony of about four-five cats that hang around our neighborhood but generally stay on/near my parents property, they are outdoor cats and my parents don't claim them they just kinda roam wherever they want. We're trying to catch them to get them fixed so they don't have anymore babies but are pretty skittish.
The neighbor across the street from us has been a pain in the ass for a while now but ever since she lost her job has had nothing but free time and called animal control twice on us saying our cats are pooping and peeing on her yard and causing health issues, she says she has video proof but we've never seen it. we've explained to them that these outdoor cats are not ours and showed them our two cats that stay inside almost all day. Animal control just said if our two cats poop on her yard then we have to clean it which is fine we'll do.
Yesterday my dad gets a letter in the mail from a local attorney that said our cats are causing a health issue defecating and peeing on her yard (didn't say it was her just from a neighbor but we know it was her). It went on to cite two municipal codes which I looked up (hopefully correctly using library.municode online) and don't match the countys code regarding animals that I saw. Now on the bottom it says "it is not the intention of my client to have criminal charges put against him but unless he complies with code they will have no choice"
The codes it cited were for an animal to be a public nuisance on another person's property and the second code was for curbing and cleaning up after your pet if they defecate in a public or private area.
A. Can they bring criminal charges for this? I called animal control and they said if the cats aren't ours were not liable for it. And B. Should I reach out to an attorney or is this just a pointless scare letter? This is in California BTW and I can provide the county if needed.

Finally decided to take my home state up on the disabled veteran benefit of a reduced fee hunting and fishing license.... sure seems like Indiana doesn't want to give these out:
Steps to get your DAV license:
- Fill out your application form. Applications are available from your County Veteran Service Officer or online.
- Include your USDVA File number.
- Send your application, payment for the license, and self-addressed stamped envelope to:DNR Customer Service Center 402 W. Washington St., Room W160 Indianapolis, IN 46204
- Once you receive your certified application, you may use it to purchase your first DAV license either in the mail through the DNR customer service center or by taking the attached application certified by the Indiana Dept. of Veteran’s Affairs to a DNR property. You can send in a check or money order payable to IDNR when you submit the application and your license will be mailed to you upon the certification by the Dept. of Veteran’s Affairs and payment for the license.
- Within two weeks, your signed and sealed certified application will be returned to you. You will need to retain this letter for your future use.
Normally, I get my fishing licenses the same way I renew my license plates--electronically, through a state website.
Why on earth has Indiana decided you have to go in person to a specific location to get your veteran license--after hoping the USPS actually delivers your letter to Indianapolis, and returns your certificate?
Any other states make us jump through hoops to get a benefit like this?

My spouse and I are getting an uncontested divorce after 7 years of marriage. We have no kids and no assets. We agreed to split 50/50 on our joint debt. He has hired an attorney to set up a property settlement and he was advised to do the filing online. I don’t have an attorney currently due to financial reasons. I am concerned if we were to go for a court hearing, things could go sideways (in terms of spousal support etc). Any advise is much appreciated
