2023.06.05 03:09 A_Skyer How to deal with my house while leaving Canada
Hi folks, I’m looking for some suggestions on how to deal with my primary residence as I plan to leave Canada temporarily (possibly 10 years). Apparently there are three options:
- Sell it. I’ll lose agent commission and welcome tax as I bought it quite recently.
- Rent it out. I’ll not choose this option as it’s a house which means it hard to rent out and to maintain as well.
- Leave it empty. I’ll have to pay property tax each year. There is no empty tax in my city. My only concern is that keeping a house in Canada may make me a tax resident and it’s definitely a much worse thing from a financial perspective.
Overall I’ll prefer option 1. Should I put it onto the market before or after I leave Canada? Will I be considered a tax resident of Canada until I close it? Appreciate any suggestions and similar experience sharing! Thanks a lot and have a nice day :)
PS: to young people, especially first generation immigrants, buying a house here in my mid twenties may be the most regrettable financial decision. Things and ideas can change quickly at this age. I would suggest you think twice before going into the market!

I recently moved in with my girlfriend who has been renting a parking space around the corner due to a lack of parking on the road & no drive. This space is in a small car park behind a block of flats (owned by the same landlord) and is all on probate land of course.
I first notice the car around 6 weeks ago and asked about it, here is what I have found out:
-The car hasn’t moved in a long time (minimum 1 month I can confirm, tenant at the property has told me it’s been there a lot longer than that)
-The car is in a state of needing repair (body damage, mould, exposed wiring/parts etc)
-The car appears to have been stolen (screwdriver left inside car, wiring exposed, dash emptied, window permanently open, unlocked, appears to have been somewhat parted out)
-The landlord is unaware of who’s car it is (tenants complained, landlord tried to get the car removed but cannot find owner even after reporting to the police)
It is a shame to see such a nice vehicle go to waste and I’d like to take ownership, repair and put it back on the road if possible. Is there a way for me to do this?
I’ve seen some suggestions of applying for a logbook to become registered keeper, though not owner. Are there any potential issues with this? I’ve seen terms such as adverse possession thrown around and don’t want to see any legal trouble.
Edit: Upon doing a carcheck, it was had an accident causing Cat S in October 2021. The car has changed owner 3 times in the last 6months, last changing 69days ago. And was taxed 35days ago with last MOT (passing, no advisories) 01/06/22

My mom, 45F, sister 26F who I will call Carly (not her real name) and her ex boyfriend 28M Derek (not his real name) moved in with us. The rent at our apartment is $1300 per month. Some background, when I was 17 I was kicked out of my home and moved in with my now ex boyfriend who then put me out and was turned away by my sister and Derek when I was homeless. The agreement with them living with us was my mom would get the master bedroom and pay no rent, I would keep my bedroom and Carley would make the living room into a bedroom for herself and we'd split the rent in half (my mom lives free, that's a different story). We've been living all together for one month and in this time neither of them would get a job but every Friday night would have money to go out to bars and clubs all night long, coming in loudly at 4 AM. Me and my boyfriend, Gary (not his real name), paid the full rent for this month and they still have made no attempt to get a job. My breaking point was last Friday, three days ago, when Carly and Derek came home with another friend and Carly came upstairs, drunk, and woke everyone in my house up, broke our moms bed frame, started screaming and crying about how she's does everything for everyone (forgetting that Gary and I paid all bills, gas, and for all food) and how all anyone does is stress her out and nobody cares about her. My brother's name is still on the lease and he did say that if I want to take over the apartment he will kick them out but my mother doesn't want to let us kick Carly out because she believes that it's unfair to Carly and she can't watch her kid go homeless. Every day I work 8-12 hours, a long with Gary and we come home to screaming, attitudes, we get walked on, and more than that we can never have any money after we get paid, as we are now trying to buy a car, since Carly and Derek blew the motor on our shared transportation. So WIBTA if I kicked them out when they have nowhere to go?

Dear all,
I'm seeking assistance in dealing with a challenging tenant situation. I own a duplex in Minneapolis, MN, and I've been facing difficulties with one of the tenants since the beginning of their lease.
Initially, the tenant had trouble making rent payments after their first deposit. As time went on, they reported an issue with the heating in their unit, which is a significant concern in Minnesota's cold winters. I promptly responded by calling an HVAC technician to address the problem. The technician discovered an issue with the boiler, which was not surprising considering the age of the property. He managed to fix the boiler that evening but presented me with an invoice for additional repairs.
After discussing the matter with the knowledgeable technicians and their sales representative, I made the decision to upgrade the entire furnace. I wanted to ensure that my tenants wouldn't have to deal with any further heating issues. Consequently, I had a $14,000 boiler installed, which has been functioning properly for a couple of weeks now.
Unfortunately, another complaint arose from the same tenant, claiming that their unit wasn't getting hot enough. I had another technician inspect the unit, and they discovered that the tenant had been covering the radiator units with furniture or closing the vents. The technician explained that although the radiators are old and not the most efficient, they should provide adequate heating when used correctly. He also noted that the temperature in the unit was around 68 degrees. To accommodate any inconveniences during the coldest days, I provided three space heaters.
Fast forward a few months, and the tenant has now gone without paying rent for several months. In the past, there have been similar instances where the tenant has gone for extended periods without paying, and my property manager has had to intervene and seek support from the city to resolve the issue. Eventually, the rent has been paid, and I've been understanding of the challenges the tenant faces, particularly as they have children. However, this time it seems the tenant has realized how flexible I've been and is trying to exploit the situation.
Despite multiple attempts to collect the rent, I recently instructed my property manager to serve the tenant with a Notice to Quit, indicating the amount owed, which exceeds $4,000. In response, the tenant stated that they are attempting to find the money but will ultimately refuse to leave because the previous heating issue, along with some new issues, were not resolved. These new issues, such as broken window locks and non-functional smoke detectors, were not present when the tenant moved in and were caused by their actions.
While these additional fixes, apart from the heating issue not meeting their standards, are easily manageable, it is clear that the tenant is attempting to take advantage of the situation. Correct me if I'm mistaken, but I did not have to issue a Notice to Quit since the tenant is under a lease agreement in Minnesota. I only did so to avoid tarnishing their rental record through an eviction.
My question to all of you is what course of action should I take? Should I proceed with the eviction process? Does the tenant have a valid claim under the laws of habitability regarding the heating issues, despite my efforts to go above and beyond to resolve them? I'm currently trying to locate transcripts of my communication with the technician regarding the heating issue in the tenant's unit. I do have records of the new installation and multiple documented appointments with the technicians who have inspected the property.
Any advice or insights you can provide would be greatly appreciated.

2023.06.05 03:03 ForTheSakeOfArguing I finally paid off my student loans and I'm now planning to buy a house! How does my budget look after purchasing a house (highlighted in grey)? This is in Calgary, AB.
So here is my current budget while renting, and I've added a section to plan for what my budget will look like after purchasing a house. - My National Student Loan only has around $14k left in it. It's at 0%, so I'm just paying the minimum on it and putting the rest into investments.
- My Alberta Student Loan had a whopping 7.7% interest rate, so I sold $17k of my investments and used those to pay this off completely.
- The emergency fund section does not include non-essential expenses.
- I have also left the tenant rent cell blank since I don't want my budget to be reliant on having a tenant.
My plan is to save up a 20% down payment for either a condo townhouse or a freehold townhouse/duplex (in which case I will not have to pay condo fees) hopefully around $300k. I'm open to both as long as the location is perfect.
I currently have around $30k invested in RBC InvestEase with a conservative 65-35 bonds-to-equities holdings. I should be able to save up $60k (20% down payment) + $20k emergency fund (6 months) in around 3-5 years.
How does my budget look after purchasing a house and is there anything else I need to keep in mind when planning for this move?

I have done well investing here and there over the course of the last decade. I followed personal finance advices over the years and saved heavily after I got out of student loan debt in 2014. Since then I gradually invested and saved, then in 2020 did very well, earning about 500% of my portfoloio by predicting the March 2020 collapse/recovery cycle.
Due to various circumstances, I cashed out of my positions in 2022 and now have about $850,000 earning 4.65% in the Robinhood Cashsweep program. I will owe ~$200,000k in tax because California does not distinguish between long term cap gains and short term. This is just something I don't have much control over, it is what it is. In the meantime, I have ~$850k earning 4.65% interest (about $3,200 in interest) each month. Each month I have to take my rent and living expenses out, which come in around $5-10k. This will quickly go down as I find an additional roommate, and some short term medical expenses go away. I will also be receiving some state unemployment support and severance. Due to the crazy storms in California, I do not have to pay my taxes until October.
I got laid off from my job at the beginning of the year, and plan to attend grad school full time for the next two years. I've budgeted tuition and living expenses to cost at $150,000k-200,000k. I am hoping to keep it under $150,000k by moving at the end of the year to foreign countries and doing my degree digital nomad style. I have lived and worked in the bay area for the last 5 years, and I do not want to be here until after I return from completing my degree - just due to how expensive it is. I am likely to get a job earning between $200k-300k and equity after completing my degree. In addition, I may or may not extend my study period for an additional 2-3 years for a PhD in the field - depending on my success mastering the skillset. My FIRE goal has always been to retire in my mid 40s, and I am more or less on track for that. These 2 years are a necessary break from the hard grind of working for so many years, and investing in myself.
In terms of investing my cash assets, I've tried not to get caught up in any of the recent craze in the markets, but have gotten curious if now is a good time to start reinvesting.
I am looking for advice, suggestions, recommendations of books or sources to read, or any thoughts. I have concerns about the recent recovery in stock prices and am not sure if it's sustainable. At the same time, I don't want to "miss the boat" if a recovery is happening. I'm pretty split based on all my research and reading.
I should mention this is the largest amount of money I've ever had in my life, and was the product of just saving like crazy. In other words, I have limited experience managing this amount of wealth and am keen to grow it without YOLOing it.
I am leaning toward the following approaches, and am open to feedback.
- wait-and-see, earning a fair interest rate in the RH cash sweet program, or buying 3 yr T bonds,
- start investing now and dollar cost average over the course of 2-4+ years at a rate of 10k/month,
- start investing now and dollar cost average over the course of 2-3 years at a rate of 14k-20k month,
- make a large investment now of 100k and dollar cost average the rest over the course of 2-3 years at a rate of $11k-16k/month
- make a large investment now of 250k and dollar cost average the rest over the course of 2-3 years at a rate of $7000k-10000k/month

As title says, I painted the house that I was renting. My landlord had nothing in the lease about painting or modifying the home. Now that I’ve moved out, he says I’m responsible for the cost of repainting. Is this true? Worth noting (maybe) that the guy never performed routine maintenance such as changing furnace air filters (it stated in the lease that it was his responsibility), I did all that on my own. I live in Iowa.

In my previous post, I mentioned living at home for a year before I went into my Masters Program. I decided to come home and see the family. (Dad, Stepmom, 4 younger sisters)
I’m not planning on being home 70% of the time but I’m agreed to pay rent to help support them. I received my passport and will be vacationing in Europe this summer.
I decided that I was not going to be a live in babysitter. I’m moving my things into a storage unit and leaving. I love my family but I have a life to live.

2023.06.05 02:54 catpie2 Was told unit was furnished before signing my lease. Showed up on move-in to an unfurnished unit and they want to charge me to move into a different one. Can I argue against this?
So earlier this year I applied to rent out a furnished apartment at this leasing company. I spoke on the phone with a representative and went over that I was looking for a short term (3 month) lease and we even went over what the place was furnished with.
I signed the lease shortly thereafter but got a call about two weeks later from the same representative stating that there was a squatter at the unit I was supposed to move into so I had to change units. The only caveat was no balcony. I agreed for a discounted rate. My other lease was cancelled and I was given a new lease to sign.
I moved in today to my “new” unit to discover it is unfurnished. I had paid my move-in fees and first months rent already under the impression it was for a furnished apartment. I complained and they moved me to a furnished unit for the night, however, there apparently was a mix-up somehow so the fees I paid were for the unfurnished unit. The woman who processed my application and that I spoke with over the phone is apparently no longer employed here so I cannot reach out to her.
I think it’s unfair since I flew in from out of town and was under the impression the rate I was signing a lease for is furnished. The whole thing is messy. No where on the lease does it state that the unit is unfurnished either. It just says “1 bedroom apartment”. Do I have any legal ground to argue they can’t charge me a different rate for the mix up?

Pretty much what the title describes. I (22F) and my friend decided to celebrate their boyfriends’ birthday on the weekend. They said for a perfect gift, that their boyfriend would want some money for rent, so he wouldn’t have to move back with his abusive mother.
I was hesitant at first, but I caved in because I wanted to be a good friend and gave the boyfriend $23 in cash; however, my friend also said before I came over to their house, I needed to pick up the cake they ordered for their boyfriend and I assuming they already paid for it, obliged and went to pick it up, only to discover they didn’t pay and forgot to tell me and the cake itself was $31.
Angry, I paid for the cake and demanded compensation for my efforts, but my friend said they can split cash to $16 for me and for them, I didn’t like this, and I wanted my fair pay for my effort in making the celebration for boyfriend to happen, so my friend went to sell some cards at a shop and earned $140 in raw cash and gave me a measly $20 bill.
At this point, I was upset and went home and told my mother and, needless to say, she was PISSED and demanded my friend give me my fair amount, which they did. I don’t know if I went too far, or if I was petty, I just wanted to be a good friend, but at the same time, I felt like I was used, and I'm not sure if I want to pursue this friendship any further. So, Reddit, am I the asshole?

I am considering transitioning to a fully electric vehicle - not a Tesla. I currently live in an apartment which does not have a charging facility. I could potentially rent a garage and charge my vehicle inside it. I would have to pay at least $100 per month and there is a waitlist of a couple of months before I could get the garage. I also work from home so I will be using the EV for mostly recreational and grocery purposes. That would be 2 to 3 times a week with may be a maximum of 50 miles. Every few months I may go out of the city.
Considering I would be relying heavily on public charging does it make sense to on an EV in Tampa? I know Tesla is now allowing non-Tesla cars to charge at their supercharger location, so I guess that definitely helps?

Today I (28F) found out my mom is disappointed in me for no longer wanting to be Pentecostal as if it's the only damn way to be a Christian. I'm not upset that she's disappointed, I'm upset that the benchmark for achievement in this family is slaving away at church. She invited me to a conference, then right after she asked, said "...but you don't want to be Pentecostal anymore, so that's why I never asked". It was totally unnecessary since for a few seconds I almost considered saying yes. She keeps trying to convince me back to my childhood church and honestly, it's starting to put me off Christianity entirely. I've explained to her why, but there's no sense arguing with someone committed to misunderstanding my reasons and brushing them off as excuses. She even asked if it was because my sister is now part of the staff at the church, and everyone is all over her for it. However, whenever I come home I rarely ever hear my family saying anything to inform/properly teach me more that I don't know or something amazing that supposedly happened, all I hear are complaints about what other leaders are doing wrong.
I gave up on my dreams just so I wouldn't disappoint my parents. I work at a Christian school, worked my ass off to hide the fact that I'm bisexual, changed into a career field they told me to be in or they wouldn't support me (the indoctrination is REAL), and moved back home because I can't pay rent here without 3 other people, and that's IF I find housing. I gave up on academic achievement because I was told it was becoming an "idol", I was growing "arrogant", and my mom would point out all the ways I couldn't be in my chosen science field (too short, no sense of smell, hard of hearing, it would take you away from home, it's competitive, God is the only thing we need, etc)." My parents hated when I sounded "too intellectual" when speaking to them and get too logical. Then again, I can't even praise myself for something as mundane as cooking a new dish and hitting the mark the first time cooking it without being called big-headed.
I do also pay rent, and clean, on weekends and breaks because everyone else wants to be at church. I can't even enjoy my life anymore.
I've always been ambivalent towards my parents, but of course, I still wanted their approval...until now. I even went to therapy for 8 weeks and felt better than I have in 20 years, yet it doesn't matter since I don't agree with Pentecostal teachings. It doesn't matter because I didn't get better "through God". If I had gotten better "through God", my life from 8-now would not have been a massive emotional shitstorm, and I could have gotten help for my mental health earlier.
TL://DR: I'm a disappointment to my parents, and no matter what I accomplish, it won't matter because I'm no longer Pentecostal. I almost felt good about myself, and my mom shit on my self-confidence.
Edit: I started deconstructing when everything was going down in 2020 with how Christians were reacting to Covid and social justice issues. 2021 I finally decided to be done when my mom was in the hospital and the only people who were there for me were my non-charismatic Christian coworkers and non-church friends. Maybe only three people from the church thought "hey, Saphira went from always serving to suddenly being gone, maybe we should check on her", and I was hardly close to those people.

The vendor for the townhouse I'm looking to buy is currently the developer. It's a relatively new complex (~3-4 years). They installed an aircon unit in the lot next door just after project completion at tenant's request. What are my options? I wonder if it's possible to get them to install a unit in this one as part of contract, or they have no power to do so and I'll have to go through Strata/OC after the sale? Doesn't hurt to ask vs not worth asking?
